Setting the mood

Setting the mood isn’t just about romance, it’s also about showcasing something, such as your home (and potentially someone’s future home), in the best possible light. It’s about creating the right kind of atmosphere people will want to buy into. Think warm and inviting family home, compared to a home with a cold, almost clinical feel.

When it comes to real estate, creating the right mood is probably most important when selling your home. Your home will be one amongst a number of others that prospective buyers will be looking at. You’ll want them to remember yours for all the right reasons.

To help you maximise your home’s appeal, we’ve compiled these easy tips:

  • A crisp clean smelling home will help set the tone for an inspection. You can easily mask odours with deodorisers or air-fresheners, however the best strategy is to remove the source completely.
  • Mildew smells are a definite no no. Wet towels in the laundry or bathroom can give the wrong impression, so make sure these rooms are well aired prior to an inspection.
  • Once you’ve located and eliminated any unsavoury smells, it’s a great opportunity to create positive ones. Fresh flowers always add a nice touch. Scented burners, maybe even freshly roasted coffee beans might do the trick. Just keep in mind that even nice fragrances can become overpowering if used in excess.
  • If the weather is fine on the day of an inspection, open the windows and let the fresh air in.
  • Background music will also add a nice touch.

All of these are simple things that can be organised prior to an inspection that will help set the mood of your property. If you’d like more tips on how to prepare your home for sale, why not download our ‘Pathways’ series of booklets. Visit our ‘Hot Tips’ page for more info.
