Welcome to the May Shoalhaven Real Estate Market Wrap for 2014.
With winter on our doorstep, many home owners often choose to delay putting their home on the market. It’s a common misconception that winter is not a good time to sell, however evidence shows that during the colder months, buyers often become very committed to finding property. Contrary to popular opinion, winter months are often an excellent time for selling.
Given many home owners choose to hold off selling until the warmer months, there is often strong demand for those properties that are listed for sale during winter. With an increase in demand, selling prices are often pushed well above owners’ expectations. There’s more good news too. Currently, finance for buyers is still relatively easy to obtain, and interest rates are still at record lows.
This year alone, we’re seeing on average an extra 20 homes sold each month compared with the same time last year. Regardless of winter’s approach, this hasn’t slowed down, highlighting that buyers will continue searching a home to buy, regardless of the season.
Our feature property of the month is 7 Terralla Grove, a four bedroom home located in a quiet street on the outskirts of Nowra. With long term tenants, this home offers a great investment opportunity, or alternatively a great family home with the space it offers.
Clyde covers the Waratah March Re-enactment, which is set to occur late next year, to commemorate the anniversary of the 1914-1918 war and the sacrifice and service of Australians. Support and community input is currently being sought by the committee. For more information, contact Clyde directly on 0412 642 848.
