When searching for a rental property, it’s also worth checking the South Coast Register. Located in the ‘Domain’ section of the paper is the classifieds section, where a number of real estates promote current properties for lease. The Domain section is included in the weekend paper, as well as the Wednesday paper.

Most real estates will also have printed copies of their full rental lists available, which you can always pick up.


What to consider before applying for a rental

When applying for a rental property, there are a number of important things you should consider. Following, you’ll find a list we compiled of some of the key questions you should ask yourself.

Is the property suitable for your needs:
If you have a family, or are planning to start one in the near future, have you considered what schools fall with the area’s ‘zone’ for public schools? Is there a bath for bathing small children? Is the yard fully enclosed and large enough to accommodate pets? Do you need to be close to public transport?

When are you looking to move in:
Properties are sometimes listed well in advance, not available for a number of weeks, whereas others will be empty and available for an immediate move-in. When you’ve determined where you’d like to live, it’s worth beginning your search sooner rather than later, especially if there is a shortage of available properties for rent.

Do you have your information ready:

Often when searching for a rental property, you’ll end up applying for more than one, so it’s handy to compile all your information at the one time, making extra copies. This will save you time and allow you to apply for a property quicker.

Can you afford it:
All rental properties in NSW require a bond. This is four week’s rent plus two week’s rent in advance (a total of six week’s rent). Payment is generally required at the time of signing the lease. Before applying for a property, consider how much you’re willing to pay, and only apply for those within your budget.

Measure furniture:
This may be one of the best tips you’ll ever receive. Before inspecting a property, measure any furniture or white goods that you can’t do without, such as a fridge, then during your inspection, check that it will fit. A property may seem perfect, but if you have to go to the garage every time you want something from the fridge purely because it doesn’t fit in the cavity, it may not be as perfect as it first seemed.

How many car spaces do you need:
If you’re planning to live with a number of adults, it’s definitely worth checking the parking facilities. Are you prepared to park on the street if necessary, and is it safe to do so?

What is the area like:
It’s often hard to get a clear idea of what an area’s like with just one visit. Take a drive around the neighbourhood at different times of the day and it’ll give you a better indication of what it’s like.
